02 How do I know what type of industrial space is suitable for my business?
The Urban Redevelopment Authority (URA) is Singapore’s national land-use planning and conservation authority. This agency sets the land zoning guidelines for each building, which in turns guide the type of business that can operate on the property.

In addition, URA sets a use quantum control (commonly referred to as the 60-40 rule) that governs the allowable types of activities within the industrial spaces.

Depending on the nature of their activities, clean and light industries are allowed in Business 1 (B1) zone. General and special industries are to be located in Business 2 (B2) zone. The National Environment Agency (NEA) would require a 50m nuisance buffer from a B1 zone to the surrounding area while a 100m nuisance buffer is required from a B2 zone to the surrounding area.
